What's a realtor website without its own place to search for properties!?

After using different property search platforms, all of them good, RealScout spoke to me most. 

I chose RealScout for three reasons. One, it looks good to me, and I have found I tend to engage with software, programs, and apps on my phone more if they are aesthetically pleasing. Two, RealScout is also easy to use, which is important. Thirdly, I find this platform extensive in the criteria it offers for you to filter your property searches by, thus you're search results will not only fit your needs, but also your wants.  Dive in, you'll see.

Linda Vista Real Estate goes fast. Limited Days on Market (DOM) is proof of that. Getting in, seeing the property and making a offer complete with a Pre-Approval letter, Proof of Funds and FICO numbers is the only way to have a chance.

Open houses in Linda Vista will draw hundreds, so if you want to be taken seriously, knowing the minute they pop up is key.

If you are interested in purchasing in Linda Vista you can easily set alerts on Realtor.com or Zillow but you will never know about off-market sales or what we call "Pocket Listings," because sometimes owners don't want hundreds of people coming through their place.

Linda Vista Homes are in high demand, homes will almost always have a lot of interest from buyers and investors. Submitting a strong offer is key. It is my recommendation that once a would-be homebuyer gets serious about buying a home, the first step is a Pre-Approval (not the basic Pre-Qualification).

Submitting an offer will usually involve a deadline and require a Pre-Approval along with Proof of Funds and your current FICO scores.

Linda Vista homes will undoubtedly have multiple offers, having these elements along with a strong offer will only help your odds of being the selected buyer.

Pre-Approvals can be acquired through your bank or any independent mortgage broker. A knowledgeable broker will know about special programs that can better your odds of approval and get you to the limit you need and can afford. Not all brokers are created equal. If you need a recommendation, I can get you some trusted and vetted brokers that I have personal experience working with.

Real Estate transactions have a lot of moving pieces, no home is perfect and there is not a set standard for pricing. Add in negotiations and the mysteries of older homes and it can be a daunting task, Oh and don't forget you are about to put around $1,000,000 dollars of your hard earned money on the line.

It is for these reasons that I always advise home buyers to use a Buyer's Agent. It is good insurance and it costs you nothing.

The sellers have an agent representing them. They help prep the house, price the house, market the house and review offers (these are just the highlights, there is a lot more involved believe me). In return they receive a commission on the sale once titled has transferred and escrow has closed.

If the buyer does not have a Buyers Agent to represent them, then the buyers aren't protected, certainly not being guided. A Buyer's Agent will provide market analysis, they will set their buyers up with a lender if needed, a buyers' agent will help their clients get pre approved, educate their clients on what kind of offer should be bid on a home, they will draw up the offer, submit, negotiate the final terms to secure a contract, navigate their buyers through the escrow process. The buyers' agent will see to it that obligations are met at the dates agreed to in the contract, they will be there to conduct their own inspection and recommend several certified home inspectors when the time comes for the big general home inspection  they will negotiate on your behalf any credits, concessions, repair work, price reductions etc. A Buyers Agent is critical. The services they provide are free, only compensated upon the completion of your escrow, they only earn if you buy a house.

Outside of working for you for free, they do a lot to protect you. A good Buyers Agent will help find listings that you generally may not find on your own. They will also review the sales history of the house, confirm construction permits, give you pricing data based on other sold properties, get you access to properties outside of open houses on top the aforementioned.

All Realtors have a fiduciary duty, to protect their client and work to get them the best possible deal. A Listing Agent has a fiduciary duty to the home seller, it is tough for them to have fiduciary duty to the buyer as well.
